Title Companies
The title company is going to perform all the legal work to make sure the home your buying is legally yours. They'll be the ones that file the title and deed in the local courthouse so all the world knows that you now own a home!
After twenty years as a Realtor and working with dozens of Title and Settlement companies I surprised myself with how few I could actually recommend! I've personally have had over 300 transactions and have help with hundreds of others. Still the recommended list is pretty short right now. The big reason for this is one of my pet peeves is when a title company attorney or settlement agent does a "point and sign here" settlement. That's when no one explains what's going on at settlement and just says "sign here" You would be surprised at how many actually do this in some degree or another. Don't let this happen to you. Ask as many questions as you can during the settlement and expect answers.
